UBS classifies Dubai housing bubble risk as elevated
UBS places Dubai in its elevated-risk category in the 2026 study of 23 cities. It reports greater imbalances over the year but easing risk since March. This is a research assessment, not a prediction of when prices will fall or a valuation of an individual property.

RTA reports completion of the Oud Maitha–Al Asayel road project, including 14 km of roads, four bridges and two tunnels. It serves Za’abeel, Al Jaddaf, Oud Maitha and Umm Hurair. Individual journey times and property-price effects are not established.
RTA and Dubai Airports reviewed traffic improvements around DXB and future road/public-transport integration for DWC and Dubai South. The release describes coordination and planning, without a new opening date or completed transport link. It does not confirm station access for any property.

DET reports 66% hotel occupancy and approximately 869,000 international overnight visitors in August 2026. Occupancy recovered from March but remained below August 2025. Hotel statistics do not establish an individual holiday home’s occupancy or rental yield.
RTA launched a climate-adaptation strategy with more than 35 projects and initiatives through 2030. It addresses risks to roads, rail and other transport assets. A strategy announcement does not establish that a particular property or access road is protected from flooding.

WAM reports approximately AED2.89 billion in Ras Al Khaimah real estate transactions in H1 2026, including AED1.353 billion in sales. Mortgages and transfers are separate components; the total is not a sales-only figure or a property-price index.
RTA scheduled a 5 km expansion towards Wadi Al Amardi, adding two lanes, for 30 August. This source is a pre-opening announcement; a passed date alone does not confirm completion or a buyer’s travel-time saving.

DLD reported AED252 billion across 60,303 real estate transactions in Q1 2026. The separate 718,160 figure counts procedures. Neither figure establishes the current comparable sale price of a particular apartment.
Dubai Municipality announced AED348 million for 35 parks serving 23 communities. An announced programme needs a later completion source before the assistant describes the parks as open.
The roadmap includes more than AED4 billion in projects and plans for 120 new parks and 200 sports and recreation spaces. Confirm the location and delivery of each amenity before presenting it to a buyer.
The official release reports AED917 billion across more than 270,000 transactions in 2025. This is the broad transaction measure, not a sales-only total or a price-per-square-foot index.
Dubai Airports has an accessibility strategy with a 2035 horizon. This is a specific airport programme; it should not be presented as a verified citywide ‘Dubai 2035 property plan’.
RTA reported the foundation-stone milestone for a 30 km line with 14 stations and a 2029 opening target. Treat station access and journey times as project-specific checks, and the opening date as a target.

Earlier entry into a developing area may offer appreciation if delivered infrastructure, jobs and amenities increase demand faster than competing supply. Test the entry price against comparable sales, construction milestones, handovers, rents, service charges, fees and resale liquidity. Planned infrastructure can already be priced in. Neither today’s lowest price nor future appreciation is established without evidence.
